Do I need a real estate agent or attorney to buy or sell land?
No, definitely not. Agents don’t like to admit it, but they aren’t needed for basic land transactions. It’s as simple as preparing a Deed with the new owner’s name and recording it with the county the property is located in. Because we don’t have to pay agent commissions for acquiring or selling our properties, we can pass this costs savings along to you.
This land seems so cheap, is there something wrong with it?
No, absolutely not. It’s true that our prices are well below typical market value, but thats because we acquire these properties through our tried and true methods at incredibly low prices so we can pass the savings on to you.
Do you offer financing?
Yes, we absolutely do. Flexible financing terms are available on almost all of the properties we have available here at HeritageLand. Please head over to our Financing page to read more about the details.
For the financing option, will you run my credit report?
No, one of the benefits of using financing with us is that we won’t run your credit. As long as you can make the down payment and are ready to make a commitment to making your monthly payments. We will be happy to work with you and help you own this land.
Can I still use the land if I am using financing to purchase it?
Yes, we encourage you to! You will have full access to the property and can enjoy it as much as you want while you are still making payments. But, since the full legal title of the property won’t be in your name until you have made your final payment, we recommend you don’t build any sort of permanent structure on the land until it is fully paid off.
Can I pay with a credit card? Is it secure?
Yes, and Yes. We accept all of the major credit card companies so you can secure your land investment today, as well as make future monthly payments if you are taking advantage of our financing option. We have a Secure SSL Certificate on our website to protect your confidential data, and all payments are processed by professional third party processor Stripe. We also accept cash, checks, money orders, wire transfers, and debit cards.
I’m ready to purchase a property, what do I do?
Write down the APN# that is referenced on the listing of the property you have chosen to purchase. Click on the Buy Now button at the bottom of the listing, or just head straight to the Payments page. There will be further instructions on that page about how to pay and what will happen next.
If I am paying full price today, what will happen next?
After receiving your payment, we will prepare and send you a Sale Agreement that will need to be signed. We will also need to know what legal name (or names) you want on the new Deed. Once we have this information, we will prepare and record the new Deed with the applicable county and the property will legally be yours. As a bonus, we will cover all recording fees and transfer taxes associated with the sale.
If I am using the financing option and paying the down payment today, what will happen next?
After receiving your payment, we will prepare and send you a Sale Agreement, a Land Contract, and a Promissory Note. Once these three documents are signed, you can begin enjoying your new land immediately. We will also work with you to arrange the best way for you to begin making your monthly payments going forward.
What type of Deed will be recorded?
Great question, we will be using a Warranty Deed, which is the strongest and safest of all deed types. We guarantee free and clear title to your new property.
Can I have more than one name/person listed on the new Deed for the property?
Yes, no problem. Once we receive your payment, we will contact you to see who and how you want the new legal title recorded. The deed can be made in one or multiple names, or in the name of a trust, corporation, or LLC. We can go over the specifics of this step in further detail if you would like.
Can I visit the property before I decide to purchase it?
Absolutely, we can give you the address or specific GPS coordinates to help you locate it as well. We encourage all new land owners to visit their property at some point in the first 90 days of owning it to ensure it meets their high expectations.
Why doesn’t the property have a street address?
This is because the land is still vacant and has never been built upon. The good news is that most counties have already assigned addresses to subdivision plats, and you can simply apply with the County Assessor to obtain an official street address.
Does the property have utilities?
All utility (electric, water, sewer) details will be included on the listing under Property Details. If you still have additional questions, please Contact Us and reference the APN on the listing you are specifically asking about.
What are the costs of owning the land?
Once it is paid for, the only recurring expenses will be home/property owners association dues (if any) and county property taxes. This information will be on the listing under Property Details. Most of the land we have available doesn’t have any HOA/POA dues and the property taxes are very minimal (less than $30/year).
Where do you find these properties you have available on this site?
Without giving away too much of our trade secrets, there are two main ways we acquire the great land investment opportunities available on this website. One way is through our extensive direct marketing campaign, where we target and contact raw land owners and inquire if they have a need to sell their property. The other way is by going to county auctions, where properties that have been repossessed by the county go up for bid at an auction. A lot of these auctions are now conducted online, which brings out more competition and drives the price up too high, but we still like attending the actual live auctions and seeing if we can find some deals there. The good news is that we only select highly desirable properties, that we can buy at a significant discount, and then pass these savings along to you.
